Retirement visa requirements

Every retiree needs a passport, photo, medical result and health insurance. The rest depends on your route: title deed, a UAE deposit, or 6 months of bank statements.

To meet the UAE retirement visa requirements you must be 55 or over and have worked at least 15 years, anywhere in the world. In Dubai you then prove one money route: property worth AED 1,000,000, a deposit of AED 1,000,000 moved to a UAE institution within 60 days, or fixed income of AED 240,000 a year shown on 6 months of statements. Every applicant also needs a passport, photo, medical and insurance.

Below are the papers for each route and the mistakes that send files back.

Papers every retiree needs

  • Passport valid for at least 6 months
  • Recent colour photo on a white background
  • Medical fitness result (required for every applicant over 18)
  • Health insurance valid in the UAE
  • Emirates ID application, with biometrics at a centre
  • Proof of at least 15 years of work

The 15-year condition is on both GDRFA and u.ae, but neither page names the document that proves it. Gather what you have: service certificates, a pension award letter, or a final employer letter. Ask which one your file will accept before you submit it.

Route 1: property owners

Paper Detail
Title deed Property worth AED 1,000,000 or more
Bank letter (mortgaged homes) Shows at least AED 1,000,000 already paid
Title deeds for each unit DLD lets you combine several properties
Attested marriage contract Only if you and your spouse share one property

The DLD service handles this route in Dubai and charges one package, AED 6,984.75, for the retiree. Each family member is AED 4,968.50 plus AED 318.75 for the family file. If your property is worth less than AED 1,000,000, the property visa for Dubai owners may fit better.

Route 2: a deposit of AED 1,000,000

  • Deposit certificate or bank letter showing AED 1,000,000 or more
  • Proof of transfer to a UAE bank or institution if the money started abroad

GDRFA allows the money to sit inside or outside the UAE at first, but it must reach a UAE institution within 60 days. Plan the transfer early. Large international transfers can take days and banks may ask their own questions.

The Abu Dhabi rule is stricter on timing: ADDED says the deposit is kept at least 2 years. See retirement visa in Abu Dhabi.

Route 3: fixed income of AED 240,000 a year

  • 6 months of bank statements
  • Useful extra: your pension or annuity letter. It is not on the GDRFA list, but it answers the first question an officer asks

GDRFA wants the income to be fixed. Statements that show the same credit each month read clearly. Irregular transfers, one large lump sum, or money moved in from a relative look like savings, not income, and the officer may ask for more.

You will see AED 180,000 quoted online. That is the federal figure on u.ae. The same u.ae page says Dubai applies AED 240,000, and GDRFA agrees. Prepare for AED 240,000.

Official fees

GDRFA line Amount
Residence permit AED 200
Knowledge Dirham and Innovation Dirham AED 10 each
Application from inside the UAE AED 500
Delivery AED 20
5-year residence fees (retiree service) AED 2,280
Identity card fee (retiree service) AED 575

What Dubai agencies charge

Published prices and cost estimates from 2 Dubai visa firms put a first retirement visa at about AED 4,240 to AED 12,870, before or after insurance depending on the firm (checked ). That is the market, not our price.

Processing time

Once the papers are complete, GDRFA says 48 hours. DLD says 7 to 10 business days for its package. The slow part is usually you, not the office: a deposit transfer, a bank's mortgage letter, or attesting a marriage certificate issued abroad can take weeks.

Mistakes that send the file back

  • A mortgage letter that shows the outstanding balance but not the amount paid.
  • Several title deeds sent without saying they should be combined to reach AED 1,000,000.
  • Statements in a currency with no clear monthly figure.
  • The marriage certificate from abroad not attested.
  • Insurance that does not say it is valid in the UAE.
  • Applying at 54 because you turn 55 "soon".

Renewal after 5 years

GDRFA renews the retiree permit "under the same terms" as the first issue. You prove the age, work history and money route again, and you take a new medical. Keep the property, deposit or income in place for the full 5 years, or the renewal will fail. See visa renewal in Dubai for the general steps.

How it works with us

Send scans of your passport and the papers for your route on WhatsApp, or upload them through the form on this page. A visa adviser goes through each paper against the GDRFA and DLD lists and tells you what is weak or missing, such as a mortgage letter in the wrong format. You get one total price, confirmed before you pay. The team then files the application, books your medical and Emirates ID appointment, and keeps checking the file until it is issued. DubaiVisaDesk.com is a private visa service. GDRFA, ICP or DLD makes the decision.

Government fees are not returned by the authorities after a refusal. Your adviser states in writing, before payment, what part of our total, if any, is refunded in that case.

Questions people ask

What documents are required for a Dubai retirement visa?

A passport valid at least 6 months, a photo on a white background, the medical fitness result and health insurance. Then the proof for your route: a title deed, a deposit certificate from a UAE institution, or 6 months of bank statements showing fixed income.

Can I keep my retirement savings in a bank abroad?

Only for a short time. GDRFA accepts a deposit of AED 1,000,000 held inside or outside the UAE, but it must be moved to a UAE institution within 60 days.

Does a pension count as fixed income for the UAE retirement visa?

The GDRFA page asks for a fixed annual income of at least AED 240,000 and 6 months of bank statements. It does not name pensions, so show regular monthly credits from one source and keep the pension letter ready.

Can two properties be combined to reach AED 1 million?

Yes on the DLD route. The Dubai Land Department says several properties can be added together to reach the AED 1 million value.

How do I prove 15 years of work?

GDRFA and u.ae list 15 years of service as a condition, inside or outside the UAE. The pages do not name a specific form, so ask before filing which service letters or records your file will need.

What is needed to renew a retirement visa?

GDRFA renews the retiree permit on the same terms as the first issue. You show the same age, service and money route again, with a fresh medical and insurance.
