Dubai golden visa

In Dubai, GDRFA gives final approval on every golden visa. Property owners start at a DLD accredited centre, entrepreneurs at the Dubai Future Foundation and creatives at Dubai Culture.

A Dubai golden visa is the UAE golden residence issued on a Dubai file, and GDRFA Dubai gives the final approval. Property owners with AED 2,000,000 in Dubai real estate apply at a DLD accredited centre, at an official total of AED 9,884.75. Other routes pay AED 1,100 plus small GDRFA fee lines and take 48 hours to 5 days.

The rules for each category come from ICP and are the same across the country. What changes in Dubai is who nominates you, where you file and a few local conditions. This page covers those. For the national picture, start at the UAE golden visa overview.

Property owners: the DLD route

Dubai sends real estate applications to DLD accredited centres, not to Amer. The conditions on the DLD and GDRFA pages:

  • One or more properties worth at least AED 2,000,000, wholly owned in your name. DLD looks at the purchase value at the time of purchase. GDRFA also accepts a DLD property status certificate or a valuation from an office licensed by DLD.
  • Joint ownership counts only if your own share reaches AED 2,000,000.
  • Mortgaged property is accepted with a bank no-objection letter showing the amount paid and the balance.
  • DLD places a lien on the property for the life of the permit, and you cannot sell it during the 10 years.
  • DLD says you must be inside the UAE, and you attend yourself.

Off-plan is the grey area. ICP accepts off-plan units from an approved developer, but the DLD and GDRFA pages for Dubai say nothing about off-plan. Ask the DLD centre in writing before you rely on an off-plan unit. The full property rules are on the golden visa by property page.

Entrepreneurs: Dubai Future Foundation

GDRFA asks for two papers: your passport copy and a nomination letter from the Dubai Future Foundation. The conditions are a registered project with annual income of AED 1,000,000, a project you founded and sold for AED 7,000,000, or a project approved by an incubator or the Ministry of Economy. On that last option GDRFA adds an income condition that the ICP guide does not mention, so check it with the Foundation first. More on the entrepreneur golden visa.

Creatives: Dubai Culture

Artists, writers, filmmakers and other creatives need a nomination letter from the Ministry of Culture, the Dubai Culture and Arts Authority or the Emirates Media Council, plus a portfolio of achievements. GDRFA uses three tiers: global pioneer, locally or regionally prominent, and distinguished practitioner with at least 5 years of creative work. We could not open the Dubai Culture page itself when we checked, so confirm its current form with the authority. See creative talent.

Students: the Dubai file rule

GDRFA approves a student golden visa only on a residency file issued by Dubai, after ICP approves first. A school achiever on this route can sponsor parents but not brothers and sisters. A graduate can sponsor a spouse and children with a job contract, steady income and housing. Grades and university rules are on the golden visa for students page.

GDRFA fees

Residence permit AED 1,100
Knowledge Dirham AED 10
Innovation Dirham AED 10

Delivery AED 20

What Dubai agencies charge

Two Amer centres in Dubai publish AED 2,711.75 to AED 2,992.90 for the residence permit stage on the GDRFA routes, medical and Emirates ID extra. Two DLD registration agents publish AED 9,984.75 to AED 10,575 for the property route (published prices, checked ).

Documents for a Dubai file

  • Passport copy and photo
  • Nomination letter, title deed, bank certificate or salary papers, depending on the route
  • Proof of housing in Dubai (deposit investors)
  • Health insurance for you and your family
  • Emirates ID and residence copy, if you already have them

Processing time

The GDRFA times run from a complete file: 48 hours or 5 days as in the table above. Nomination time is not stated by any Dubai body. Plan for the nomination to take longer than the visa itself.

Common reasons Dubai files are refused

  • Assuming the nomination is the visa. GDRFA says nomination is not final approval.
  • Property bought jointly. A half share of a AED 2,000,000 flat is not enough.
  • Selling or remortgaging plans. The lien stops a sale for 10 years, so do not apply on a property you plan to sell soon.
  • No self-support. GDRFA needs you to support yourself and your family without government help.

How it works with us

Send your passport copy and a short note on your route on WhatsApp or through the form here. A visa adviser tells you whether your case starts at a DLD centre, with a nominating body or straight at GDRFA, and lists what is missing. You get one total price before you pay. The team books the centre or Amer slot, files the GDRFA application, arranges the medical and biometrics, and stays on the case until your residence is issued. DubaiVisaDesk.com is a private visa service. GDRFA decides every Dubai golden visa.

If GDRFA or DLD refuses the file, their fees stay with them. Your adviser states in writing, before you pay, what part of our total you get back after a refusal, if any.

How to apply for a golden visa in Dubai

  1. Get your nomination or property certificate

Nominated routes need a letter from the Dubai or federal body. Property owners need the title deed or a DLD property status certificate.

  2. Choose the Dubai channel

Property files go to a DLD accredited centre. Every other route goes to GDRFA online with UAE Pass or to an Amer centre.

  3. Pay the GDRFA fee lines

AED 1,100 for the permit, AED 10 Knowledge, AED 10 Innovation, AED 20 delivery, and AED 500 if you are inside the UAE.

  4. Medical, biometrics and family

Do the medical, give biometrics for the Emirates ID, then add your family to your file.

Good to know

Questions people ask

Who issues the golden visa in Dubai?

GDRFA Dubai. Other bodies nominate you or check your property, but GDRFA reviews the file and gives final approval. Applications go through the GDRFA website, its smart app with UAE Pass, or an Amer centre.

Where do I apply for the Dubai property golden visa?

At a DLD accredited centre. GDRFA names Al Tarash Center, Gulf Vision, Golden Cube, Al Yalayis and AGS H, and the DLD page also lists Al Manara Center. Only the owner can attend, not a representative.

Can I get a Dubai golden visa with off-plan property?

The ICP guide accepts off-plan units from an approved developer. The DLD and GDRFA pages for the Dubai property route do not mention off-plan at all, so ask the DLD centre before you count on it.

Does the Dubai Future Foundation approve entrepreneur golden visas?

It nominates. GDRFA asks for a passport copy and the nomination letter, then makes its own decision. A nomination letter alone does not give you the visa.

Can I get a Dubai student golden visa if my residence is from Sharjah?

Not in Dubai. The GDRFA students page says approval depends on a residency file issued only by Dubai. A student on another emirate's file applies through ICP instead.

Can I sell my property after getting the Dubai golden visa?

GDRFA says no. A lien is placed on the property for the whole validity of the permit and it may not be disposed of during the 10 years.

How long does a Dubai golden visa take?

GDRFA lists 5 days for investors, entrepreneurs, talents and students, and 48 hours for skilled professionals and humanitarian pioneers. The DLD property route takes 7 to 10 business days.
