Golden visa for Indians

An Indian passport gets no special golden visa route. Most Indians qualify through AED 2,000,000 in property or an AED 30,000 salary, with Indian degrees and certificates attested first.

Same golden rules, papers from India attested

Last updated

Indian citizens get the UAE golden visa on the same rules as every other nationality. Most qualify by owning UAE property worth AED 2,000,000 or more, or by earning AED 30,000 a month in a senior role with a bachelor's degree. Papers issued in India must be attested. Fees are set in AED, and the official Dubai property route totals AED 9,884.75.

No rupee figure appears on any UAE government page. The section on rupees below explains why.

Which route fits most Indian applicants

Your situation Route Key condition
You bought or plan to buy UAE property Real estate investor AED 2,000,000 total value, in your name
You work in the UAE in a senior job Skilled professional AED 30,000 a month, MOHRE level 1 or 2, bachelor's degree
You run a UAE company Entrepreneur or investor Revenue, capital or tax thresholds
Your child is at school or university in the UAE Outstanding student 95% in grade 12, or a high GPA
You are a doctor, scientist or creative Nominated categories Recommendation from the relevant body

ICP and GDRFA now issue 10 years for all of these; older u.ae text still says 5 for some categories, including real estate.

The property route for Indian buyers

ICP accepts one or more properties in the UAE worth at least AED 2,000,000 in total, fully owned and in your name. A mortgage is allowed, but in Dubai the DLD asks for a no-objection letter from the bank showing the amount paid and the balance. If you buy jointly with a spouse or a sibling, GDRFA says your own share must reach AED 2,000,000.

Two things catch people out. First, the DLD puts a lien on the property and you may not sell it during the 10 years. Second, ICP accepts off-plan units from an approved developer, but the DLD and GDRFA pages say nothing on off-plan. Check with the DLD centre before you count an off-plan unit. The full rules are on our golden visa by property page.

The salary route for Indians working in the UAE

GDRFA wants a monthly salary of at least AED 30,000, a job at the first or second professional level of the MOHRE classification, a bachelor's degree, a valid contract or salary certificate, and 6 months of bank statements showing the salary coming in. Physicians, pharmacists and teachers also need a valid UAE licence. If your salary drops below AED 30,000 or the contract ends, GDRFA cancels the golden permit. Papers from India

This is where Indian files slow down.

  • Degree certificate. For a foreign degree, GDRFA asks for a recognition report from the UAE Ministry of Education. Indian degrees fall under this.
  • Marriage certificate. Needed to sponsor your spouse. Documents from India are attested by the UAE embassy or consulate in India and then by MOFA in the UAE, which charges AED 150 per personal document.
  • Children's birth certificates. Same chain, one fee per certificate.
  • Parents. On the DLD property route, parents need a dependency certificate from the consulate.
  • Passport. Valid long enough for the process; renew it in India or at the Indian mission first if it is close to expiry.
  • Property documents. The title deed or e-Certificate of Title from the DLD.

The Indian side of the attestation comes before the UAE embassy step. Our marriage certificate attestation page covers the UAE side in detail.

Golden visa price in Indian rupees

Searches for "golden visa Dubai price in Indian rupees" are common, and the honest answer is that there is no fixed rupee price. The UAE sets every fee in AED. What you pay in rupees depends on the exchange rate on the day the money leaves your account, plus your bank's conversion and transfer charges. A rupee figure from a news article or video was correct on one day only. Use the AED amounts below and convert on the day you pay.

Official fees in AED

Dubai fee line Amount
GDRFA residence permit AED 1,100
Knowledge Dirham and Innovation Dirham AED 10 each
Fee if applying inside the country AED 500
Delivery AED 20
GDRFA note on longer permits AED 100 more a year over two years
DLD property route, investor, 10 years AED 9,884.75
DLD, each family member or parent AED 5,774.50

Source: GDRFA golden residency pages and the DLD golden visa investor page, checked . GDRFA shows no single 10-year total, so read the amount on screen before paying. The DLD total already includes the medical and the 10-year Emirates ID.

If you are outside the UAE, ICP lists AED 1,000 to extend the six-month golden entry visa once.

What Dubai agencies charge

For the GDRFA residence permit stage, Dubai Amer centres publish AED 2,711.75 to AED 2,992.90, medical and Emirates ID extra (2 Amer centres). For the property route, published all-in prices run AED 9,984.75 to AED 10,575 (2 DLD route firms). Both checked .

Processing time

GDRFA states 48 hours for skilled professionals and 5 days for investors. The DLD property route takes 7 to 10 business days. The Indian attestation is usually the slowest part, so start it first.

Why Indian files get held up

  • Indian degree with no UAE Ministry of Education recognition report
  • Marriage or birth certificate not attested through the full chain
  • Salary below AED 30,000 on the salary certificate, or bank statements that do not match it
  • Property share under AED 2,000,000 in a joint purchase
  • Name spelt differently on the passport, degree and title deed

How it works with us

DubaiVisaDesk.com is a private visa service, and Indian applicants can start with us from Dubai or from India. We are not ICP, GDRFA, the DLD or any embassy. Send your passport copy and tell us your route on WhatsApp or through the form on this page. A visa adviser checks which Indian papers still need attestation and whether your salary or property meets the line. You get one total price in AED, confirmed on WhatsApp before you pay. The team files the application with the right authority and follows it up through medical, Emirates ID and family files. The authorities make the decision.

Government fees are not refunded by the authorities after a refusal. Before you pay, the adviser tells you in writing what part of the total, if any, comes back if the visa is refused.

Questions people ask

What is the Dubai golden visa price in Indian rupees?

The UAE charges golden visa fees in dirhams only. The rupee amount depends on the exchange rate on the day you pay and on your bank's charges, so any fixed rupee figure you see online is already out of date. Work from the AED fee lines.

Can an Indian citizen get the UAE golden visa by buying property?

Yes. The property route needs one or more properties worth at least AED 2,000,000 in total, registered in your name. In Dubai the DLD places a lien on the property, and it may not be sold during the 10 years.

Does my Indian degree count for the golden visa salary route?

It can. GDRFA asks for at least a bachelor's degree, and for a foreign degree it wants a recognition report from the UAE Ministry of Education. Start that early, because the salary route will not move without it.

Can I apply for the golden visa while living in India?

ICP gives applicants outside the UAE a six-month multiple entry visa to come and finish the process, renewable once. The DLD property route in Dubai, however, says the applicant must be inside the UAE.

Can I sponsor my parents from India on my golden visa?

Yes. ICP allows golden holders to sponsor parents. On the Dubai property route, DLD asks for a dependency certificate from the consulate for parents, along with the other family papers.

Do I lose my Indian citizenship with a UAE golden visa?

The golden visa is a residence permit, not citizenship. You stay an Indian citizen on an Indian passport, living in the UAE on a 10-year residence.
