UAE golden visa rules

ICP and GDRFA now issue golden visas for 10 years, with no 180-day limit abroad. The conditions you qualified on still apply for the whole term.

The UAE golden visa rules now give 10 years for every category at ICP and GDRFA, with no sponsor and no 180-day limit on time abroad. The conditions you qualified on still bind you: a property under a lien, a salary of AED 30,000 for professionals, a frozen deposit for investors. Lose the condition and the permit can be cancelled. Families then get a 180-day grace period.

Below are the rules that matter after approval, with the places where official pages disagree.

Validity: 10 years, with an old 5-year line still online

ICP and GDRFA now issue 10 years; older u.ae text still says 5 for some categories. The ICP guide, updated , lists 10 years for real estate investors, entrepreneurs and top secondary school students. The u.ae page, updated , still shows 5 years for those three.

The validity printed on your permit is what counts. If an agent quotes you 5 years for a property visa, ask which page they used.

The rules that stay with you for the whole term

Category Condition you must keep Official wording
Property owner, Dubai A lien on the property "may not be disposed of" during the 10 years (GDRFA)
Bank deposit investor AED 2,000,000 deposit stays in withdrawal "not permitted throughout the Golden Residency period" (GDRFA)
Skilled professional AED 30,000 monthly salary and a valid contract permit "will be cancelled" if either goes (GDRFA)
All categories, Dubai Self-support support yourself and family "without needing government support" (GDRFA)
Investors, entrepreneurs, professionals Health insurance valid cover for you and your family (ICP)

The property lien

When DLD processes a property golden visa, a lien goes on the unit for the whole validity. GDRFA says the property may not be disposed of during the 10 years. Some Dubai firms tell buyers a sale only matters at renewal. No official page says that, so follow GDRFA and speak to the centre before you list the unit for sale.

The salary line for professionals

GDRFA's specialist page is blunt: "if the salary falls below AED 30,000 or the contract is cancelled, the Golden Residence Permit will be cancelled." Official pages do not define whether this means basic or total salary. ICP says "at least", one GDRFA line says "approximately" and another says "no less than". Keep your contract figure at or above AED 30,000 to stay clear of the argument.

Time abroad: no 180-day rule

Standard UAE residents lose their residence after more than 180 days in a row outside the country. Golden holders are exempt. GDRFA's wording is that the permit "is considered void only if it expires outside the country". ADRO in Abu Dhabi says the same in plainer terms.

So the one date to watch is the expiry. If you live mostly abroad, renew before it passes. Our golden visa renewal page covers the steps.

Cancellation, grace period and overstay

Grace period after expiry or cancellation 180 days for golden holders and their families ICP and GDRFA golden renewal pages
Grace period on the GDRFA general cancellation page 60 days GDRFA cancellation page
Overstay fine after the grace period AED 50 per day ICP fines list

The two GDRFA figures conflict. The golden renewal pages say 180 days, and the general cancellation page, written for every residence type, says 60. If you are cancelling, ask GDRFA or Amer to confirm the grace period on your own file and plan around 60 days until they do. Our page on the grace period after visa cancellation explains how the days are counted, and UAE overstay fine covers what happens after.

Family and household rules

  • You can sponsor your spouse, children of any age and parents (ICP). On the DLD property route, sons or daughters over 18 need an undertaking that they are unmarried.
  • If you die, your family may stay until their own permits expire (ICP).
  • You can sponsor domestic workers under the normal UAE rules. No official page states a fee for this.
  • Dubai high school achievers may sponsor only their parents, not siblings.

The golden visa for family and golden visa for parents pages go into the documents.

Rules that are still unclear

  • Off-plan property. ICP accepts off-plan units of AED 2,000,000 from an approved developer. The DLD and GDRFA pages do not mention off-plan.
  • Mortgaged property. GDRFA accepts it. DLD asks for a bank letter, and one line on the DLD page speaks of AED 2,000,000 already paid. Some firms say this paid-amount rule has gone. No official page says so.
  • Student permits. GDRFA's issuance page says student golden permits "are not renewed", while GDRFA also runs a student renewal service.

How to check a rule against your own file

  1. Read the ICP Golden Residency guide for your category.
  2. Read the GDRFA page for the same category if your file is in Dubai.
  3. Where they differ, note the update date on each page.
  4. Ask GDRFA, ICP or Amer to confirm on your file number before you sell, resign or cancel.

Processing of a cancellation is 48 hours at GDRFA and 2 days at ICP, so you have little time to undo a mistake. Read the UAE golden visa hub for the category list and the golden visa benefits page for what the permit lets you do.

Questions people ask

What are the new rules for the UAE golden visa?

The ICP guide updated in September lists 10 years for every category, including property owners, entrepreneurs and school students who used to get 5. Holders can stay abroad longer than 180 days, and families get a 180-day grace period after expiry or cancellation.

Is the UAE golden visa 5 or 10 years?

ICP and GDRFA now issue 10 years for every category. Older text on u.ae still says 5 years for real estate, entrepreneurs and high school achievers. Follow ICP and GDRFA, and check the validity printed on your own permit.

Can I sell my property and keep my golden visa?

Not on the Dubai property route, as GDRFA writes it. A lien is placed on the property for the whole validity and it may not be disposed of during the 10 years. Some firms say a sale only matters at renewal, but no official page says so.

Will I lose my golden visa if I change jobs?

Not if the new job keeps you at MOHRE level 1 or 2 with a salary of AED 30,000 or more. GDRFA says the permit is cancelled if the salary falls below AED 30,000 or the contract is cancelled. Move quickly into another qualifying role or another category.

Can a golden visa holder stay outside the UAE for more than 6 months?

Yes. GDRFA says golden holders are exempt from the 180-day stay abroad rule. The permit only lapses if it expires while you are outside the country, so renew before the expiry date.

Does the golden visa need a sponsor or an employer?

No sponsor is needed. ICP describes it as long-term residency without a sponsor. GDRFA adds one condition: you must be able to support yourself and your family without government support.
